Contract to Closing:
Once we have a contract on your home, the work is not done. It's now we have to ensure the parties are meeting their contractual obligations. We utilize an online tracking program called "Folio" which gives you and all of the parties to the transaction an online "portal" outlining the important milestones. If the buyer has a mortgage loan, we follow up with the buyer's mortgage lender to ensure the buyer is acting timely to apply for a mortgage, get an appraisal, get a loan approval and get the conditions needed to the lender to ensure you close on time. We verify they've made their deposits, we help arrange for home inspection, appraisal inspection report, surveys and the like.
When the inspection period is done, the buyer may come back to us with issues and further negotiations. We will review the inspection reports and discuss remedies and strategies for the possible renegotiation. We follow up with the title company to ensure they're on the title search and estoppel requests from the homeowner's association. We review the closing statement and ensure you are getting all of the money you deserve at the closing. After the closing, my service does not stop.
