Marketing and Offer Negotiation Stage:
Once your home goes to market, we turn our attention to actively marketing your home. We notify all of our potential buyers by announcing your listing to the over 2,000 people in my database. We use the MLS's "Reverse Prospecting" tool to seek out agents with buyers who have active MLS searches which include your home and we contact each of these agents to let them know your property is available. We utilize electronic "Supra" lockboxes and an online "Showing Assist" program which logs in all views of your property. We follow up with each of the agents and buyers and encourage offers. We field all phone, text and email inquiries on your home and provide agents and prospective buyers answers to any questions they have on your home.
We encourage written offers from agents and buyers who show any interest at all. In the case of multiple offers, we prepare an offer comparison worksheet to make it easy for you to compare the different offer terms and provide guidance on which offer to negotiate first. Once we have an offer and begin negotiating, we go to work to get you the most money possible. When it comes to saving you and making you money, we treat your money like it is our own. We are like a pack of pitbulls! There are many terms on a real estate contract, and each of those terms are subject to negotiation. The deposit amount, the time to accept our counter offer, the number of days for a loan approval, the number of days for home inspection, the closing date, and many more things. Each of those terms is an opportunity for us to negotiate on your behalf. My negotiation skills are worth every penny you pay me.
During this stage, I report weekly to you with a telephone call to answer any questions you have and also to review our weekly e-mail feedback.
