After a contract is accepted, there are many important steps that need to happen on time. We help coordinate the process so buyers, sellers, lenders, title companies, inspectors, appraisers, and other parties stay informed and on track.

We use an online transaction system called Folio, which gives everyone involved a clear timeline and portal for important milestones. This helps reduce confusion and keeps the transaction organized from start to finish.

Inspection Period and Negotiations

Once the inspection period begins, the buyer may come back with repair requests or further negotiations. We review the inspection results, discuss possible strategies, and help you respond in a way that protects your interests while keeping the transaction moving toward closing.

Title, Closing, and Final Details

We stay in communication with the title company to help make sure title work, estoppel requests, lender requirements, and closing documents are progressing properly. We also review the closing statement with you so you understand the numbers before closing.
